Once it’s been listed for a few weeks, however, home buyers will conclude that it’s not such a great value. Therefore, when selling a home, make sure you’ve done everything you can to make your home attractive to potential home buyers.

Home Selling Tip #8: Don’t get in over your head.

Put your home on the market well in advance of looking for a new home. Don’t place an offer on your next home until you have solid offers on the one you have to sell now. The last thing you want to do is juggle two mortgage payments.

Home Selling Tip #9: Only divulge information on a need-to-know basis.

Don’t do anything to create a perception that you will lower your potential selling price. For example, if you are moving due to job relocation, don’t offer up that information. Don’t let the potential home buyers think there is any urgency on your part in selling the home. If you are asked why you’re selling, simply say that you’re ready to trade up. You have a legal obligation to disclose information about the condition of the home and property, but you are not obligated to disclose your personal situation.

Home Selling Tip #10: Be flexible.

Be willing to work with potential home buyers to help your chances of making a quick sale. Offer to pay for closing costs or repairs, and be adaptable when it comes to showing your home and holding open houses. If you really need to sell, you need to accommodate buyers’ busy schedules. This might mean opening your home to strangers on weeknights and weekends.

Celebrity Home Just Listed!!

According to the MLS, Actor Charlie Sheen just listed his Sherman Oaks, CA  residence on Aubrey Road for $7.2 million on May 26, 2011. He owned this  custom-built Mediterranean-style estate, 5 bedroom, 7 bath, 20,203-square-  foot lot, and 7,924 square foot living space for over a decade. Charlie Sheen  bought it then for $2.5 million. There are plenty of amenities that makes the  home appealing to buyers looking in that price range. Built in 1992, this home  for sale features city views, screening room, library, chef-ready eat-in kitchen,  access to private tennis courts, a swimming pool, Jacuzzi, spa, outdoor   kitchen  with dining area and so forth. Located in a gated community just  north of Mulholland Drive, on the Valley side of the Hollywood Hills, the  resident is convenient to Studio City, West L.A., Beverly Hills and minutes  away to the beaches.

Everyone knows that Charlie Sheen is now out of work. Sheen was fired from “Two in a Half Men” in March, after which he embarked his countrywide “My Violent Torpedo of Truth/Defeat Is Not an Option” tour, which he now plans to take to Europe and Australia. On May 13, 2011, CBS announced that they have hired Ashton Kutcher to replace Sheen’s role for the popular T.V. show, “Two and a Half Men“. Charlie Sheen tweeted: congratulations to actor, Ashton Kutcher on the new gig that same day.

Forbes reported – Charlie Sheen made about $40 million this past year. Clearly, Charlie Sheen isn’t  selling because he doesn’t have enough money to pay the mortgage. Charlie Sheen is said to have bought out soon to be ex-wife, Brooke Mueller interest in the house for $1 million, allowing the TV star and social media personality to take sole ownership of the house as part of one of their divorce agreements.

This past March, Charlie Sheen bought a second home in the same area. A home about nine houses away in the gated community of Mullholland that Charlie Sheen just listed. Sources say that Charlie Sheen has his eyes on another estate around the neighborhood, which is listed for $7.5 million. Reportedly, the idea behind the purchases of the mansion near by, was to give one to ex-wife Denise Richards and another to his soon to be ex-wife, Brooke Mueller.
